How does purchasing a property from your site work?

Buying from us is safe and easy:

  • Our deals are hot and go fast! If you want the property you need to click the “Reserve Now” button.
  • Enter your info and submit.
  • This notifies us of your intent to buy and we’ll draft the documents to start the transaction.
  • You’ll receive a link to fill out info necessary for completing the transaction.
  • You’ll then receive the contract documents which can be signed electronically after your careful review. 
  • If you paid cash, we’ll send you the deed. Congrats, you’re a land owner! EASY
  • If you paid on terms, you’ll be set up on a note payment system via ACH for convenience and safety. You get access to the land immediately to own and enjoy. On final payment, the property ownership is to transferred to you by deed. EASY
If I buy a property on terms (seller financing), is there a penalty for paying it off early?

No, we’re here to help you structure affordable ways to buy your perfect piece of land, not to lock you into a long payment scheme. Therefore, we do not charge a penalty of any sort if you wish to pay off your terms deal early. EASY

What info do I need to provide for seller financing?

None. No proof of income, no bank statements, no credit checks. As stated before, I want everyone to be able to own land, if you can afford the monthly payment, I will finance you.

I'm looking for a specific property that I don't see listed on your website, can you help me?

Are you a real estate agent?

I am a real estate licensee in Virginia only. This means I can represent buyers and sellers in transactions in that state. However, all transactions are with me as the principal (seller) and in different states so no need to worry about extra fees or complications of any kind. EASY.

If buying using seller financing, do I need to pay the property taxes during the payment term?

As you will be using the property as your own during the payment term, you are responsible for property taxes just as the owner would be, but no need to worry, we’ve built the payment into your already super low monthly payments so no need to find extra cash you didn’t count on. 

What are the fees when buying land from you?

Fees are as follows:

  • Document fee: covers administration costs of completing the transaction.
  • Note Servicing fee: monthly fee to manage your note payments and provide you with an easy way to pay.
  •  Property Taxes: for convenience, we prorate the taxes and build them into your low monthly payment.
  • Home Owners Association (HOA) dues (if any) also prorated and built into your low monthly fee. 
Why are your properties so cheap?

A large part of our business is dedicated specifically to finding great deals across the country and we pass the savings directly to you. We firmly believe in making quality land at wholesale prices available to everyone.

Do you have a return policy?

We want you to be thrilled with your purchase and buy from us with confidence. That is why we offer a 15 day refund policy of monies paid (minus admin fees incurred to that point.) After that time, no refunds of any kind will be given for any reason. This is a real estate transaction which means you buy the land and everything attached to it. While we do our best due diligence on the property before we buy it, we are selling the property AS-IS. We will disclose what we know about the property in the listing but we do not warranty accuracy. Please do your due diligence before buying and make sure that the property is suitable for your intended purpose. Please contact the county directly to ask about land use.

How can I find out what I can legally do with the property?

Do I need and attorney?

We have done our best to simplify and streamline the process but you are encouraged to use the services of an attorney if you believe it necessary.

Are mineral rights included with the property?

Mineral rights are not included. If you wish to purchase the property specifically for mineral rights, let us know before you buy.

What kind of Deed will I get?

We will transfer a Warranty Deed (unless otherwise agreed) which is the best kind of deed you can receive and offers a number of warranties for additional owner protection.
